Family Health Centers of San Diego has purchased Valley Plaza in Oceanside, broker Urban Property Group announced in late February.
The strip mall sold for an undisclosed price after the previous owner purchased it in 2022, according to a Feb. 20 news release. A previous website listing for the property had an offering price of $12,950,000.
The seller, ABH1 LLC, was represented by Urban Property Group’s Amy McNamara, Joe Brady and Serena Patterson. The firm has offices in San Diego and Solana Beach. The 34,625-square-foot retail-office complex is located at 3304-20 Mission Ave. and 158-68 Roymar Rd.
Family Health Centers of San Diego, the property’s new owner, is a nonprofit affordable health-care and support organization that focuses on services for the region’s uninsured, low-income and medically underserved residents. At the beginning of February, it announced the opening of its Escondido Physical Health & Wellness Center, offering physical therapy, chiropractic, weight management and nutrition services, in the building that also houses its Escondido Family Counseling Center.
McNamara noted that the sale represents Oceanside’s ongoing eastward real estate push after a relatively slower year.
“As we emerge from a slower market in 2024, Oceanside is pushing the boundaries eastward, beyond the already successful coastal corridor,” McNamara in Urban Property Group’s news release.
Urban Property Group stated that it made a donation to MiraCosta College on behalf of the seller.
